We just finished caulking the exterior door frame of one of our projects to seal up those pesky cracks! 🏡🐝 This house had a bee issue, with a nest forming behind the wall through those tiny gaps around the door frame. Sealing them up not only keeps out unwanted guests but also improves energy efficiency and protects the home from moisture damage. All you need is backer rod and acrylic latex caulking to do the job. This particular property is located in the heart of Ann Arbor, Michigan. The owner had bought the property to flip and had started renovations. Unfortunately he passed away in the midst of his work.

The one and only heir lived in Georgia, with whom I got in contact.

Me and a partner took on this project. I also offered my support to her to sell some of the valuable belongings inside the house by taking pictures and put them on the marketplace for some additional profit for the heir.

As you can see in the picture, the property has seen better days. The owner of the property struggled financially to keep up with the maintenance and was also getting more and more behind on taxes, which made it difficult to sell the property to a regular retail buyer without investing a lot of money into repairs and catching up the back payments.

In a situation like this, there are still ways to get the property sold.

I was able to take over the property and even put some money into the seller’s pocket, which he needed to pay off some credit card debt.

The house will undergo repairs, which will help bring back Detroit neighborhoods.

The land owners had originally bought the vacant land to build their dream home on it. Three years went by and the land owners decided to sell the lot without ever building anything.

I contacted the seller through a For Sale By Owner sign.

I was positive that I could help the owner to get the lot sold to one of the builders that I knew. However before doing that I got in touch with the neighbors and checked if they’d be interested in buying the adjacent lot. To my surprise one of the neighbors was actually interested in buying it just so he wouldn’t have any new neighbors next to him, who would’ve thought…

I personally never met the seller nor the buyer as everything has been done virtually.

We closed the transaction with a local Title Company remotely and everyone walked away happy.
