Attention buyers! You find a property you like, put an offer in on it. Just because it has longer days on market doesn’t mean it will wait for you.

I had a condo that was on the market a few months, just got it under contract and then another agent calls to say “if it falls out, let me know, my client was getting ready to submit an offer”. They saw it over a week ago!!

BUYER REPRESENTATION ISN’T OPTIONAL ADVICE. IT’S PROTECTION.

Skipping buyer representation doesn’t save you money. It could cost you money, negotiating power, important protections, and a whole lot of unnecessary stress.

The listing agent works for the seller. Their job is to protect the seller’s interests, not yours.

Your buyer’s agent helps you understand the contract, evaluate the property, negotiate the terms, navigate inspections and deadlines, and spot potential problems before they become expensive mistakes.

Buying a home is too big of a decision to go without someone firmly in your corner. Get represented. Protect yourself.

In 2010, I joined Weight Watchers and somehow ended up having most of my colon removed.

A few years later, I started a walk-to-run program and ended up with tendinitis in both Achilles tendons.

Most recently, I was going to the gym regularly, building muscle, and probably in the best shape I had been in for 25 years. Then I had a stroke.

Thankfully, it was small, and all of my deficits have resolved. I am incredibly grateful.

But at this point, I’m starting to think this is the good Lord’s way of telling me to sit on the couch and be happy just as I am. 😂

I’m going to say something buyers may not want to hear…

Waiting for interest rates to drop may not save you money.

Mortgage rates are currently hovering in the mid-6% range, and economists are warning that inflation and the possibility of future Fed rate hikes could keep pressure on rates.

So if you’ve been sitting on the sidelines waiting for that magical rate drop… it may not be coming anytime soon.

Meanwhile, I have several move-in ready homes available right now. Sellers are willing to negotiate. There are financing programs available for qualified buyers. And in some cases, buyers have a lot more negotiating power today than they may have later.

Here’s the part people forget:

If rates DO drop, you can potentially refinance.

But if rates go UP, you can’t go back in time and buy the house at today’s price, with today’s seller motivation and today’s negotiating power.

A move now could save you a whole lot of money later.
