Because an appraisal and what a buyer will pay are two different things.

An appraisal is based on comparable sales, condition, and location. It is a starting point. Not a guarantee.

What a buyer actually pays is influenced by all of that plus what else is on the market right now, what they have already toured, and what they personally value.

The market does not care what your appraisal says. Buyers shop by what they can see and compare today.

A $450,000 appraisal can absolutely become a $450,000 sale. But only when the pricing strategy, marketing, and presentation all work together to support that number.

That is the conversation most sellers never have before they list. It is the first one we have.

The day you get your keys is the one day your house will ever be completely empty. Most people waste it on boxes.

Before a single piece of furniture comes through the door, here is what I would do first.

Rekey every lock. You have no idea who has a copy from the previous owner, their contractor, their neighbor. A locksmith runs about $100 to $150 or check your home warranty, many will rekey for your co-pay.

Change the HVAC filter. In a Texas summer that system is already working overtime. You have no idea when it was last changed. A $20 filter on day one protects the whole system.

Deep clean everything empty. Inside every cabinet, every baseboard, every vent. In the Hill Country especially, dust and debris settle into everything. It takes half the time with nothing in the way.

Treat for pests. Texas is not shy about bugs. Spraying baseboards and corners while the rooms are bare takes 20 minutes. Doing it around your furniture takes an afternoon.

Find your water shut-off and label your breaker panel. A burst pipe at 2am in a house you just moved into is a nightmare. Find it now while you have time to look.

Photograph every room empty. Date-stamped photos protect you for insurance purposes from day one.

Then unpack. Once. Into a home that is already clean, safe, and dialed in.
