We Got A BRAND NEW Rental House Today! 🔑🏠

🏠 NEW HOUSE DAY!

Today we’re picking up the keys to a BRAND NEW rental property and bringing you behind the scenes of another full day in property management.

But before we even get started…
📞 we have another difficult tenant phone call.

This tenant wants to change her rent due date AGAIN after we’ve already denied the request multiple times. Sometimes property management is balancing customer service with enforcing the lease agreement fairly and consistently.

After that…
🔑 we head to the builder’s office to pick up keys for a beautiful new construction home in an amazing neighborhood.

Then it’s time to:
📸 inspect the property
📸 document condition
📸 take marketing photos
📸 verify readiness for future tenants

This is one of the BEST parts of the job:
seeing brand new homes before anyone moves in.

But the work doesn’t stop there…

🛒 Next stop:
LOWE’S.

Because in property management:
you ALWAYS need more lockboxes, more keys, more tools, and more supplies 😂

Then we head to another property after tenants moved out to inspect the condition and see:
✔️ how they left it
✔️ what needs repair
✔️ if it’s ready to hit the market again

Thankfully…
this one actually looked pretty good 👀

BUT THEN…

🚨 our final stop at the quadplex turns into another maintenance issue after we discover a key broken off inside the main entrance lock.

Now we have:
🔧 lock problems
🔧 tenant access issues
🔧 another repair to coordinate

Just another normal day in property management.

LOCKOUT #2! Sheriff Arrives To Repossess Another Property 🚨

🚨 LOCKOUT EVICTION #2 OF THE DAY! 🚨

The sheriff has arrived once again and it’s time to officially repossess another rental property.

This is the SECOND eviction lockout we are handling today, and we’ve still got more to go. The paperwork is ready, the locks are getting changed, and the property is being returned back to the homeowner.

But when we walk inside… we immediately notice something BAD.

The tenants left the windows OPEN while the A/C was still running. 😳

That may sound small, but this can:
⚠️ Overwork and damage the HVAC system
⚠️ Cause moisture and humidity issues
⚠️ Increase energy costs dramatically
⚠️ Lead to expensive repairs for the homeowner

The Evicted Tenants Came Back For Their Stuff… 😳🚔

🚔 THE LOCKOUT IS COMPLETE… but the process still isn’t over.

We’re back at the same property from the previous episode:

This time, the former tenants scheduled a final appointment to retrieve the rest of their belongings after the repossession was completed.

But the questions are:
❓ Will they actually show up?
❓ How much stuff is still left behind?
❓ Will this process stay calm?
❓ Is this REALLY the end of the eviction saga?

We Found ABANDONED DOGS 💔🐾 This Repossession Turned Into An Animal Rescue Mission

🚨 THIS WAS SUPPOSED TO BE A SIMPLE PROPERTY REPOSSESSION... 🚨

What started as a routine property inspection and lockout quickly turned into something none of us expected.

We arrived at the property after the tenants had claimed they had moved out.

The home was vacant.

Or so we thought.

Inside the property, we discovered two dogs that had been left behind.

According to neighbors, the tenants had been gone for MORE THAN TWO WEEKS.

No family.

No owner.

No one checking on them.

Just two loyal dogs left waiting for someone to come back.

💔

At that point, this wasn't a property management issue anymore.

It was an animal welfare emergency.

So before anything else:

🐾 We secured food and water
🐾 We checked on the dogs
🐾 We contacted Animal Control
🐾 We coordinated with the Sheriff's Department
🐾 We made sure these pups would receive the care they deserved

This is one of the most heartbreaking situations I've encountered in property management.

No matter what happens between landlords and tenants...

Animals should never be abandoned.

NO KEY!? Time To Enter This Rental The Hard Way 😂

🚨 NO KEY. NO LOCKBOX. NO EASY ENTRY. 🚨

I arrive at the property ready to inspect the home and prepare it for new tenants…

There’s just ONE problem.

The homeowner forgot to leave me a key. AGAIN. 😅

Now we have to improvise.

Instead of turning around and wasting valuable time, I find another way into the property so we can complete the inspection, check the condition of the home, and keep this rental moving toward being tenant-ready.

This is the side of property management people never see:
⚠️ Last-minute problems
⚠️ Missing keys
⚠️ Tight schedules
⚠️ Inspections under pressure
⚠️ Constant problem solving

In property management, the mission still has to get completed — even when things don’t go according to plan.

So… through the window we go. 😂
