Well, for starters, both homes prepped for their move, planned and executed for the right market timing, and both closed 12-15% over ask (yes, you read that right - both sellers walked away with $115k-$125k+ in their pocket!) with multiple offers. I recently attended *New Jersey Realtors Trenton Day* and learned something everyone in NJ — not just real estate pros — should care about: there’s a push to **INCREASE the so-called “Mansion Tax.”**

👉 Right now, if you buy a property over \$1 million, there’s an extra 1% Realty Transfer Tax. But here’s the thing — in today’s NJ market, **\$1 million is NOT a mansion anymore.** It’s a normal family home in many towns!

✅ *FACTS:*
📈 Average home sale in NJ: \~\$550,000 — up drastically from just a few years ago.
🏘️ 1 in 5 homes in NJ now sell for over \$1 million.

Thank you to my fantastic clients for allowing me the opportunity for the 8th year to receive the NJ Realtors circle of excellence award. This year was truly one for the books. The world continued on with many changes, uncertainty and scrutiny for our industry and record low inventory numbers since 1994; 2024 was my 5th year at and together we were able to close over 12.5M in volume - another big shout out to for always being on speed dial. As I enter my 9th year in the industry, I am so humbled and happy for the knowledge I’ve gained, the family’s and clients I’ve been able to assist, the roller coaster rides of transactions and crossing the finish line to closed - I’m thankful for the opportunity to continue to network, grow and close!
