With new construction, the builder’s contracts, pricing, and terms are often much more fixed.

While incentives may be available, buyers typically have less flexibility to negotiate compared to a resale transaction.

Neither option is better for everyone—it depends on your goals and situation.

🏡 Median single-family home prices: $477K

⏱ Days until getting into contract: 22 days

💰 Current interest rates:
• Conventional: ~6.42%
• VA: ~5.95%

⛽ Gas prices are climbing again too — Vegas is averaging over $5/gallon right now, among the highest in the country.

🚧 If you drive the southwest side, expect overnight closures on westbound I-215 this coming week while NDOT tests new wrong-way driver alert systems.

🚸 Nevada lawmakers are also pushing tougher school zone penalties after 189 student-related vehicle collisions were reported in Clark County this school year. Stay tuned for more local updates! For more insight I provide a montly roll-up for my subscribers.
