TERMITE BAIT! 🐜

Those wood boards around a slab foundation aren’t supposed to stay there.

They’re called form boards, and their only job is to hold the concrete in place while the foundation is poured. In our area, they’re usually made from untreated pine. Once the concrete cures, they should be removed.

When they’re left buried in the soil, they become an easy food source for termites and other wood-destroying insects. And once they’ve finished eating the form board, your home may be next on the menu.

Small construction shortcuts can lead to expensive problems down the road.

This is the stuff that looks fine… until someone actually looks.
Some issues are minor. Some are serious. And some have been “like that for years.”

If you’ve ever looked at something in your house and thought, “that doesn’t look right…” — you’re probably correct.

🤦 How did nobody catch this?

This brand-new home was full of simple, preventable mistakes. Not hidden defects. Not things that required fancy tools or specialized training. Just basic issues that should have been caught long before the keys changed hands.

At some point, someone either saw these problems and decided they weren’t important… or never noticed them at all.

Neither answer is very comforting when you’re spending hundreds of thousands of dollars on a new house.

That’s exactly why inspections matter—even on brand-new construction.

Not an ad! Just cool stuff.

Team No Duct Tape.

Duct tape is a temporary fix. There’s nothing permanent about it—especially under a foundation.

Once exposed to moisture, heat, and the elements, it breaks down surprisingly fast. So why are we still seeing it used beneath slabs?

Why use duct tape to cover metal components that reinforce the foundation?

Why use it to patch or seal a moisture barrier?

There are far better materials designed specifically for these applications, yet duct tape continues to show up where it doesn’t belong.

If it’s going to be buried under a home for decades, it deserves a repair that will last more than a few months.

We can do better.

Looks safe, until it isn’t.

Occupant safety is always a top priority during a home inspection. Most people think about electrical hazards, gas leaks, or structural concerns, but sometimes the danger comes from something as simple as an attic ladder.

In this case, the attic ladder appeared to be brand new. However, a hinge had been installed in the wrong location, causing the ladder to drop unexpectedly and much faster than intended when operated.

The sudden movement nearly injured the inspector. If it can catch off guard someone who opens attic ladders every day, imagine the risk to a homeowner who may only use it once or twice a year.

This is exactly why inspections matter. Some defects aren’t obvious until the component is actually operated and tested. What looked perfectly normal at first glance turned out to be a significant safety concern that could easily have resulted in an injury.

If it looks wrong… it’s probably wrong.

There was plenty to inspect at this house, but something next door stole my attention.

At a glance, it was obvious. A large opening in the exterior of the home had been left unsealed, creating a direct path for moisture, insects, and potentially even rodents to enter the structure.

Sometimes you don’t need specialized tools or years of experience to spot a problem. If something looks out of place, unfinished, or poorly executed, there’s a good chance it deserves a closer look.

Small openings can lead to big problems.

This is getting old…
If I had a nickel for every beer can I’ve seen on a job site, I’d have a lot of nickels.

It’s hard to understand why this is still tolerated. Empty cans get left behind, create unnecessary trash, and sometimes even end up inside the walls of the homes people are paying good money to build.

It’s careless. It’s unprofessional. And it’s disrespectful to the homeowner.

Do better.
