Roof leaks usually start with maintenance that got put off.

Your roof is your home’s first line of defense against rain. Keep it clear of debris, watch for damaged or missing shingles, and make sure flashing and roof penetrations are properly sealed. Small issues can let water in and turn into much bigger repairs—because water never waits for a convenient time.

A little roof maintenance now can help keep the rain where it belongs: outside.

New construction doesn’t mean mistake-free.

Careless oversights can leave homeowners dealing with leaks, drainage problems, unsafe electrical work, poorly installed HVAC components, or repairs that should have been handled before move-in. In this video, I found a drain clogged with construction debris—a simple cleanup issue that can restrict drainage and lead to backups or other plumbing problems.

Some defects are easy to miss once walls and finishes are in place, and small problems can grow into expensive headaches over time. A thorough inspection can help catch them while they’re still easier to address. Because “brand-new” is not the same as “built perfectly”—and your punch list shouldn’t become your weekend hobby.

Bad electrical work can cause shocks or start a fire.

Improper wiring, loose connections, exposed conductors, or the wrong components can create shock and fire hazards. Electrical repairs should be handled by a qualified electrician—because “I watched a video” isn’t a safety certification.

This installation doesn’t look like professional work, and it needs further evaluation and correction.

Coastal air is beautiful. For exposed metal, it’s basically a tiny rust convention happening every day.

Salt carried in the air can settle on metal surfaces. When moisture joins the party, corrosion can happen faster—especially on exposed fasteners, railings, flashing, and outdoor equipment. Protective coatings and regular maintenance can help, but even good materials need attention in a coastal environment.

So if you live near the Gulf, keep an eye on the metal around your home. The saltwater doesn’t need a key; it’ll find its way into the smallest scratches. 🌊

Exposed roofing nails are a small defect that can lead to bigger roof problems.

I found a roofing nail placed too low, leaving it exposed instead of covered by the shingle above. That nail is now open to the weather, which can increase the risk of corrosion and water intrusion. And where there’s one misplaced roofing nail, there are often plenty of friends nearby. A closer roof inspection can help find the rest before they cause trouble.

Crawl spaces: nobody’s favorite part of the job.

This one was actually pretty nice—but even a clean crawl space still means crawling around on your hands and knees. We found several missing fasteners in the floor joist hangers, which help support the floor framing and need to be properly secured.

My friend built this house, and he does good work. But being friends doesn’t mean I’m going to skip a spot or go easy on the inspection. We still work hard to be thorough, catch the small things, and give everyone a clearer picture of the home.

A little crawling, a few helpful finds, and one less thing to wonder about.
