Same town. Same month. A $100,000 difference in the "median price." That's not the market, that's a data problem. It all depends on what each website counts as Spring.

So don't compare prices. Compare payments: price times the total tax rate, MUD included. That's the number you actually live with every month.

Quick one for anyone walking model homes in Amira, Woodson's Reserve or anywhere else around Spring and Tomball this weekend.

I pulled the new-construction questions people are Googling, and the same few keep coming up. What's a MUD tax? When do I actually see the rate? Do I need my own agent if the builder's sales rep is sitting right there? The straight answers are in the slides.

The one that surprises most people: Texas abolished its builder-registration agency back in 2009. Checking out the builder is on you.

Here's something most buyers overlook…

When the housing market slows down, homeowners and builders don't always have the same priorities.

A homeowner may be willing to wait for a better offer. But builders with completed homes sitting unsold often have more reason to keep sales moving.

In October, over 60% of builders offered some type of incentive. And almost half (43%) cut prices.

That could mean more negotiating opportunities for you.

Big week for the Grand Parkway side of Tomball. Sam's Club says it opens Nov. 19 at The Grand at 249, and Dollar Tree just filed plans for a 10,057-square-foot store in the same development.

Closer to Spring and Klein, ESD 11 is setting its 2026-27 rate. The proposal works out to about $124 a year on a median homestead, roughly $2.74 more than last year. And Sound Revolution on Louetta has been selling records for 50 years. That's staying power.

Most people moving to Houston pick a suburb off a median price chart and a school rating website. That's exactly how you end up paying Woodlands prices for a Katy commute.

Spring, Klein & Tomball vs The Woodlands, Cypress and Katy. On paper they look about the same. They're not. I scored them on the payment (not the sticker price), the commute and the lifestyle, plus the one check that matters more than the suburb you pick.

Quick one for the numbers people. I pulled HAR's latest price trends for the four zips I didn't get to last Monday, and they don't agree with each other at all.

77389 (northwest Klein, Spring Creek) shows a 24% jump in median price, but the average sale price actually fell 11%. Tomball's 77377 dipped a bit on price, sold faster, and has 45 more homes listed than a year ago. 77386 slowed down in August, while Champions' 77069 sold in about half the time it took last year.

If you're thinking about selling or buying, the metro headline won't tell you much. Your zip will. Which of these numbers surprised you?
