Last year I went through the whole process myself. I sold my home and bought a new one right here in Springfield, so when my clients tell me they’re nervous about buying and selling I get it. We’re normal people - my husband is a pastor, and I’m a Realtor and homeschool mom. We had turned our third bedroom into our classroom/office which left us with nowhere for overnight guests to stay. We wanted a second living space or fourth bedroom. We also seriously loved our neighborhood. We’d tour houses in other neighborhoods and like them but just couldn’t replicate our neighborhood. We decided to list our house without another house in mind. Less than two weeks later we had our house under contract, and the next day my husband saw a new listing in our neighborhood on his morning walk. It had a second living space, gave us a third car garage bay upgrade, and was on a corner lot. We pounced! The rest is history. 😍

đŸ€Ș Gotta be a little silly every once in a while! I am *this* close to reaching a couple of my big real estate goals for the year. I can almost taste it! I love the zoo, but it’s still going to be too hot to enjoy many outdoor activities for at least another week. Springfield has so many fun things to do! Have you been to any of these places?

Village Meeple Board Game Cafe - We first checked it out when we got free passes through the town library summer reading program. Try out games you’ve never played before, and maybe you’ll end up loving one that you’d like to buy to have at home. It’s a great rainy day activity as well.

6 summers ago my family made a challenge for ourselves to visit every The Park Board park. One that was new to us that we’ve continued to frequent is Norma Champion Park.

Are you thinking about moving in 2027? Let’s walk through the timeline. Sure, I’ve gotten a call from a buyer, never met him in person, and closed on a house for him 8 days later, but typically, you’re going to need about 2 months. The first month we’ll shop for a house if you’re buying. If you’re selling, we’ll use that first month to prep your house, get photos and videos, and advertise it once it’s on the market. Whether you’re selling or buying, that second month will hopefully be for while you’re under contract. During that month, a home inspection can happen, the house will be appraised, and the title company will get to work. We’re coming up on the Q4 of 2026 here in just 3 weeks. Let’s make plans for 2027!

Seemed appropriate for my birthday after Robert spent a few hours assembling patio furniture! It’s true - I do usually have a project in mind!
