The market is speaking — and sellers need to listen early. 👂🔥

Right now, more than 33% of homes priced under $750,000 are seeing price reductions before they sell, and more than 25% of homes over $750,000 are doing the same.

That matters because pricing too high at the beginning can cost you more than just time. In many cases, sellers eventually end up at market value anyway — or below it — after spending an additional 75–100 days on the market.

Sometimes a seller wants to test the market at a higher price. I understand that. My job is to protect your equity and help you get the most the market will realistically support. But today’s market is showing us very clearly that starting too high is usually not the best strategy.

When I list a property, I don’t just put it on the market and hope. I establish specific metrics, watch buyer activity, study competing properties, track showings and feedback, and pay attention to what the market is telling us. If an adjustment is needed, the key is to make it early and strategically, not months later after the listing has lost momentum.

I don’t make the market. I interpret it.

And after decades in real estate, one thing I know for sure: sellers usually do better when they trust the data, respond quickly, and work with a professional who understands how to position a home before the market makes the decision for them.

The goal isn’t simply to get your home sold. It’s to get you the best possible price in the least amount of time the market will allow.
