Follow one transaction here for insight into the process of buying a home. The little wrinkle that impacts everything is that this purchase must coordinate with the clients' sale of their home.

As soon we got client B's current home under contract with a negotiated flexible close date of August 27, we started the hunt for a new home, holding B's preapproval letters in hand.

One week later, July 25, B was under contract on a 1970's home after a couple days of price negotiations. Title companies and B's lender were sent contract paperwork to get those processes started. B received a fresh outline of pending actions.

An inspection was scheduled for Wednesday, July 28, 2pm. B selected the inspector from a short list of quality vendors with whom I have worked. They chose to have a general building inspection, sewer scope, termite inspection, and radon testing.

The inspection took a little over 2.5 hours. The inspector then verbally reviewed with B the overall results. Results of the radon testing will take about 48 hours. The written report is likely in my email and B's now.

In an area of slower than average sales, this home was under contract in seven days. I did market it heavily, and one report showed it as the MOST viewed online home in the 63135 ZIP code. The sellers commented on the terrific photos and think they helped best present the home. I think so, too.

Sellers presented a very clean home with an updated kitchen and a lot of fresh paint. They listened to suggestions and acted on them. Their goal was a fast sale. Pricing and marketing reflected that goal.
