We are pleased and honored to announce that, alongside our outstanding co-developer partners, Simmons Development Group and Beacon-SOCAYR inc, our team has been awarded Affordable Housing Tax Credits by the Illinois Housing Development Authority to finance the development of Burlington Terrace in Galesburg, IL.

Burlington Terrace will provide 60 newly constructed, affordable villa-style apartments for seniors, thoughtfully designed with high-quality finishes, energy-efficient features, and enhanced accessibility to support independent living. Located adjacent to the recently developed Graham Health System clinic, residents will enjoy convenient access to healthcare services while remaining connected to the Galesburg community. The development is designed to help seniors comfortably age in place in a safe, welcoming, and vibrant neighborhood.

We extend our sincere appreciation to the Illinois Housing Development Authority for its confidence and financial partnership in making this development possible. We also thank Graham Health System, the City of Galesburg, IL Government, and the Knox County Housing Authority for their invaluable support and collaboration throughout this effort.

We look forward to advancing Burlington Terrace toward financial closing and the start of construction in the coming months. Stay tuned for additional updates as this exciting development becomes a reality!

Members of our team toured and inspected our Wiman Gardens development in Madisonville, KY yesterday. It is clear this property is superbly managed, maintained, and operated. Construction continues on pace at University Crossing! This mixed-use, transit-oriented development at the North Hanley MetroLink Station is a partnership between Bywater Development Group and Employment Connection. It will include 60 modern apartments along with a satellite Employment Connection office to better serve our St. Louis County clients. We're on track to complete construction this fall!

We are proud to announce, alongside our outstanding development partners Simmons Development Group and Beacon-SOCAYR inc, the successful financial closing of the Garfield School redevelopment in Decatur, IL!

This transformative effort will include the full historic rehabilitation and adaptive reuse of the former Garfield Elementary School building, along with a new construction addition. Upon completion, the development will deliver 63 high-quality, energy-efficient, accessible, and affordable apartment homes for seniors aged 55 and older. Construction is set to begin immediately.

Our team extends sincere gratitude to an exceptional group of financial partners whose collaboration made this milestone possible, including the Illinois Housing Development Authority, City of Decatur Illinois, Decatur Housing Authority, Boston Financial, Sterling Bank, Cedar Rapids Bank & Trust, Sugar Creek Capital, and Hope of the Midwest. We are grateful for their partnership and shared commitment to this effort.
