👻 Unusual Find | You Won’t Believe We Found This!

Can you guess what caught our inspector’s eye inside this electrical panel? 👀⚡

Everything may look pretty routine at first glance, but a closer look revealed 20-amp breakers connected to conductors that appeared smaller than expected.

Why does that matter? If those wires are confirmed to be 14-gauge copper, they generally should not be protected by 20-amp breakers. The breaker and conductor need to be properly matched to help prevent the wiring from overheating.

Here’s the twist: the property had recently passed a city code inspection. 🧐

It’s a good reminder that even when a home has passed a previous inspection, another set of trained eyes can still spot conditions worth investigating.

🔍 What Are We REALLY Looking For During a Home Inspection? 🏠

A home inspection is much more than walking through a house and pointing out what looks wrong. There’s a Standard of Practice (SOP) that helps define what inspectors evaluate and what the inspection is designed to provide.

At Evergreen Property Inspectors, we look at the home’s major, readily accessible systems and components, including:

🏠 Structure – Foundation, framing, floors, walls & ceilings
🏡 Roof – Roof covering, flashing, drainage & visible conditions
⚡ Electrical – Panels, wiring, outlets & safety components
💧 Plumbing – Supply lines, drains, fixtures & water heaters
🔥❄️ HVAC – Heating, cooling, controls & accessible components
🌬️ Attic & Insulation – Insulation, ventilation & accessible areas

🌿😂 Friday Interesting Find: Apparently, This Window Wanted a Garden!

When we say home inspections can uncover some interesting things… we mean it! 👀

We spotted this little surprise during an inspection, and honestly, we're impressed by the determination. 🌱😂

Plant: “I saw an opening, so I moved in.”
Window: “Excuse me… this is not what I meant by ventilation.”
Inspector: “Well, that's definitely going in the report.” 📋🤣

While this one makes for a great Friday laugh, plants growing through or around a window can be a sign of deteriorated materials, gaps, moisture, or areas that need some attention.

🌿 The good news? Your house doesn't have to become a botanical garden to tell you something needs fixing!
