Another successful sale! 🏡

After just a handful of days on the market, this home generated multiple offers and went under contract quickly. Three weeks later, we're officially closed.

A great result for our sellers and a reminder that thoughtful preparation, strong marketing, and the right pricing strategy still matter.

Congratulations to everyone involved! 🎉

Stamford market update — first week of June 📊

A few things stand out right now:

Median sale price: $975,000

Average sale price: 4.1% above asking

Inventory has improved, but the market is still running at roughly 2.8 months supply — well below the ~6 months that's considered balanced.

The biggest takeaway isn't that inventory is suddenly abundant. It's that buyers finally have a little more choice than they did earlier this year, when available homes were extremely limited. Even with that improvement, Stamford remains an undersupplied market, which is one reason pricing has stayed strong.

As for where the market goes next, anyone claiming certainty is guessing. The data shows continued movement, strong buyer demand, and inventory that's still below normal levels. That's enough to keep the market active heading into the summer.

People often ask what creates bidding wars.

It's usually not one thing.

It's preparation. It's pricing. It's presentation. And it's making sure buyers see the value the moment they walk through the door.

That's exactly what happened here.

Congratulations to our sellers on an outstanding result and thank you for trusting us with the process.

Most buyers think confidence comes after they get an offer accepted.

In reality, it comes before.

If you’re unsure what a home is actually worth, that hesitation shows up in how you approach the deal. And sellers can feel it. Uncertainty often leads to second-guessing, renegotiating, or walking away altogether.

Understanding the market is what changes that.

It goes beyond list prices and online estimates. It means knowing what comparable homes are actually selling for and how differences in condition, location, and layout affect value.

One of the most effective ways to build that understanding is to tour homes across a range of price points. Over time, patterns start to emerge and pricing becomes more intuitive.

At a certain point, you stop overanalyzing every detail and start recognizing value in context.

When you decide to move forward, it is a decision you understand and can stand behind, which reduces stress and makes you a more reliable buyer in the eyes of a seller.

31 Gray Farms is one of those homes where you keep finding another thing you like đź‘€

At first it’s the new construction and over-an-acre setting.

Then you notice the details:

• Massive kitchen with oversized island + butler’s pantry
• First-floor en suite bedroom for guests or flexible living
• Finished walk-out lower level with room for a gym, media space, rec room, and more
• Primary suite with sitting area and spa-like bath
• Layout that actually makes sense for real life

And somehow it still manages to feel warm instead of oversized.

Swipe through because there’s a lot to love in this one ✨

Most buyers walk into a bidding war thinking it comes down to one thing: price.

That’s usually where things start to go sideways.

The strongest offers aren’t always the highest. They’re the ones that make the seller feel confident the deal will actually close.

There’s a strategy behind that, and it has less to do with throwing out a bigger number and more to do with how the offer is structured, how well you understand the market, and how certain you appear as a buyer.

If you’re planning to buy in a competitive market, this is worth understanding before you’re in the middle of it.

Just Closed ✨ 38 Woods End Rd

This one came with a little history.

Back in February, our buyers had this property under contract but ultimately decided to step back.

>> Fast forward a few months, the market kept moving, the opportunity came back around, and this time we were able to put the deal together $15K under asking đź‘€

This is a good reminder that real estate isn't always about moving fast. Sometimes it's about staying disciplined, being patient, and being ready when the right opportunity shows back up.

We could not be happier for our buyers on their new home! 🏡
