I pulled the numbers on Fairfield County home sales for this week's market update, and one stat stood out enough that I had to make a video about it.
A year ago, fewer than half of single-family homes in this county sold for more than the asking price. Today, that number is 68% — more than two out of every three.
I'm seeing it play out with buyers every week: multiple offers, escalation clauses, homes going under contract in days. Part of the reason is simple — there's only about six weeks' worth of homes on the market right now, which is extremely tight.
If you've been house hunting lately, I'd guess you've felt this firsthand. If you're thinking about buying or selling in this environment, it's worth having a real conversation about strategy before you're in the middle of a bidding war.
