Not every transaction goes smoothly, but this one was a dream! That said, it had it's stress points, too. My wonderful clients (referred to me by previous clients) flew ✈️ in for a weekend of property searching in early April. We looked at a TON of homes 🏠🏘🏚 and selected one that they really, really liked. We could not come to terms because of an existing tentants lease (the timing was too far off). By then, my clients were back home ✈️. They pivoted quickly and we approached the listing agent for a Coming Soon property. My clients wrote sight-unseen and it was accepted✅✅✅. I followed up with a video 📹tour, but to this day they have not been able to see it in person. It is a gorgeous home, with a very detail oriented seller. Sometimes you just have to put your faith in the process! Congratulations to everyone! 🍾🥂

Each year I receive questions about purchasing a home 'rent-to-own.' The concept is that a property is rented in a traditional way, but that a portion of each month's rent is diverted to a down payment. Sounds great, right?

I have never seen a rent-to-own scenario play out in the Northern Virginia market. Why? Price variability is one reason. Why would a seller lock in at a specific base price (even with an escalator) when we have continually seen price growth year-over-year? Now that is not to say it doesn't happen, but it is not a frequent occurrence, and not one I have helped with.

From a buyer's perspective, you would expect your rent to be higher than market value to cover your down payment portion. Alternatively, you could be saving and investing your money and living in an affordable rental.

Traditionally, homes have moved fairly quickly in Northern Viginia and there has not been an incentive for sellers to become landlords in order to sell.

If anyone has successfully navigated this, I would love to hear!
