I keep getting the same question this week: "Jennifer, is the Valley crashing?"

So I pulled the June numbers for all three cities — Palmdale, Lancaster, and Quartz Hill — and the honest answer is no. Prices are down a little (a cool-down, not a collapse), rates are stuck around 6.5%, and well-priced homes in Palmdale and Lancaster are STILL selling in about two weeks.

If you've been waiting on the sidelines, this is one of the few times prices have dipped in California. I just posted my full monthly breakdown on YouTube — no hype, just the numbers and what they mean for your payment.

Everybody thinks the Antelope Valley is just dirt and Joshua trees — then I bring them to Apollo Park in Lancaster. Three real lakes on 54 acres, in the middle of the high desert. The coolest part: it's named after the Apollo 11 mission, and the three lakes are laid out to trace the spacecraft's path — named after Armstrong, Aldrin, and Collins. Fishing, a mile walking loop, ducks, playgrounds, BBQ — and it's free. This is the AV people miss when they only look at home prices. Comment AV EATS for my full list of hidden spots. 💜

People say there's nothing to do in the Antelope Valley — then I send them to Charlie Brown Farms. It started as a little fruit stand in 1929 and is now a 6-acre roadside landmark in Littlerock: 100+ milkshake flavors, famous date shakes, BBQ, life-size dinosaurs, a gnome village, and the biggest gift shop in the AV. Bring the kids, your appetite, and your camera. This is exactly what people miss when they only look at home prices — the Valley is full of one-of-a-kind spots like this.
