San Joaquin County housing update, September 2026.
I pulled fresh county sales numbers this month, and here is where two of our biggest markets stand.
Stockton. The median single family home sold for $450,000 this year, in a median of 27 days, with sellers getting about 98 percent of asking. Homes priced right in the first month are selling at full price or above.
Lodi. The median home sold for $559,000, in about 31 days, with sellers getting roughly 97.5 percent of asking. Lodi continues to carry a real premium over the county as a whole.
Both markets reward correct pricing almost identically, and both are moving faster than the national headlines suggest.
