Apparently there’s a “best week” to buy a house… and Cleveland gets it own. 👀🏡

Realtor.com just released it’s 2026 Best Time to Buy report, and while September 27-October 3 is projected to be the best week nationally, they projected Clevelands ”best week to buy” a home in 2026 is October 18-24!

Why that week?

Historically, Cleveland buyers tend to see:

🏡 More Homes available
👀 Less buyer competition
⏰ Homes sitting on the market a little longer
💰 Listing prices below their seanonal peak
🤝A little more room to negotiate

Does that mean you should suddenly buy a house October 18th? Maybe, if its right for you!

The “best” time to buy is still when your finances, lifestyle, and the right home all line up.

BUT! If you’ve been thinking “maybe this fall…” this could be a really good time to start paying closer attention to what’s hitting the market.

Hopeful buyers: your estimated monthly payment might be WAY off.

🔖 Save this post, because this is one of those things that can seriously impact your budget.

Here’s something many first-time buyers don’t realize: the property tax amount you see on a current listing may not be what you actually pay after purchasing the home. 👇

When you buy a home, the property may be reassessed based on the new purchase price. But that updated tax amount usually does not show up right away, which means your initial monthly payment estimate may be based on the seller’s current tax amount, not your future one.

🔢 Let’s look at an example:
If the current owner bought the home years ago at $200,000
And the current annual taxes are around $2,000
But you buy the home for $550,000
The future estimated taxes could be closer to $5,500/year
That could be roughly $290 more per month.*

*This amount varies by location, county, tax rates, exemptions, and reassessment. Always review estimates with a qualified lender.

🚨 Why this matters:
Your initial payment estimate may use the current tax amount

Your payment could increase once taxes adjust.
This can catch buyers off guard if it is not discussed early

3 homes for sale in Strongsville I did a double take on. 👀

My clients ask me all the time: which is better, new construction or resale?

Honestly, there's no wrong answer. It really comes down to the kind of lifestyle you're after and how much you want to make the place your own from day one.

🔨 Newer builds are the move if you want lower maintenance, better energy efficiency, and something you can settle into without lifting a finger.

🏡 Resale tends to win on established neighborhoods, character, and usually a better location for the price.

These three listings are a perfect example of how different that can look at a similar price point.

The worst real estate advice in Cleveland, OH, sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually holds up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.
