Martin County real estate got noticeably more active this summer. 🌴🏡

July saw 211 homes close, up 23% from last year, while the median sale price climbed to $599,900.

But here’s the number homeowners should really pay attention to: inventory is down 21%.

That matters even if moving isn’t on your radar right now. Fewer homes for sale and more homes actually selling can change the amount of competition your home would face and, ultimately, how your property fits into the market.

A few other things worth knowing:

→ Homes are going under contract 7 days faster than this time last year.
→ Sellers are receiving a median of 94.7% of their original asking price, up from 92.4%.
→ There’s now 3.7 months of inventory, compared with 5.6 months last July.

💰 For sellers: You have less competition than you did a year ago, but pricing well still matters.

🔑 For buyers: Homes are moving faster, so the “wait and see” approach may not work as well on a property you really want.

For everyone else: Consider this your little monthly check-in on one of your biggest assets. Your local real estate market is worth keeping an eye on 🌊
