🚨 WHY ARE PROPERTY TAXES HIGHER IN ST. LUCIE THAN MARTIN COUNTY? 🚨
This is one of the most misunderstood things I hear from buyers 👇
“St. Lucie is cheaper… so why are the taxes higher?”
Let’s break it down in real life terms ⬇️
🏡 St. Lucie County:
✔️ Higher millage rates (~21–22 mills)
✔️ Lower average home values
👉 They need a higher rate to generate the same revenue
🏡 Martin County:
✔️ Generally lower millage rates
✔️ Higher home values
👉 They can collect what they need with a lower rate
💥 Here’s the part most people miss:
Your property taxes are NOT just about your home price…
They’re based on:
✔️ County budgets
✔️ School funding (biggest chunk)
✔️ City taxes (if you’re in city limits)
✔️ Special districts (fire, water, drainage, etc.)
👉 So yes…
Two homes the SAME price—one in Martin, one in St. Lucie—
can have VERY different tax bills.
⚠️ And if you’re buying land (especially in Martin)…
you may also have non-ad valorem assessments like drainage districts
(which can be per acre 👀)
💬 Real Talk:
The “cheaper” county doesn’t always mean cheaper monthly cost.
If you’re buying, selling, or just trying to understand your tax bill—
this is something you NEED to factor in.
