When interviewing agents, if someone says “I’ll do it for 1% or 2%”, make sure you stop and define what “IT” actually means.

Because “IT” isn’t always equal.

A lower fee often means lower marketing, less representation, less negotiation strength, and ultimately… less money in your pocket.

Before you hire anyone, ask these 11 questions to make sure you’re comparing apples to apples:

1️⃣ How many homes does your office/team sell a day?

2️⃣ Do you have a back-office support staff and leadership team?

3️⃣ How will you specifically determine the price for my property?

4️⃣ Please explain how you legally represent me. Single Agency or Transaction Brokerage — what’s the difference?

5️⃣ What happens if you receive multiple offers? How do you handle this?

6️⃣ What happens if you get multiple offers and you also have a buyer? Who do you represent and how?

7️⃣ What is your theory on escrow deposits? How much and when?

8️⃣ How do you pre-qualify buyers from other agents?

9️⃣ How long do you think is suitable for a buyer’s financial/loan approval period?

🔟 Do you have an in-house attorney if needed?

1️⃣1️⃣ Other than MLS and syndicated feeds, what do you specifically do to attract buyers for my home?

💡 Bottom line: When you define “IT”, you’ll quickly see that not all agents deliver the same value — and the cheapest choice often costs you the most.
