August looked a lot different this year, in a good way.

August 2025 brought an unexpected ER visit, uncertainty around health and employment, and a lot of questions about what the year ahead would look like.

Over the next 12 months, we finished a renovation flip as the market shifted, reevaluating our own rental portfolio, simplifying where it made sense, and converting a mid-term rental to a long-term hold.

Through it all, I’m reminded that real estate isn’t just about buying and selling—it can also be a tool for flexibility, stability, and adjusting when life changes.

Sometimes the right move is to buy. Sometimes it’s to sell, simplify, reposition, or right-size.

One of my favorite things about living in Sun City, AZ? The location.

Today’s adventure with my favorite stepson: Crown King—cooler temps, mountain views, and one very narrow dirt road. Definitely leave the city-slicker car at home. 😅

Sun City makes a great home base for exploring so much of Arizona. Or, when you don’t feel like going anywhere, there’s plenty to enjoy right here with recreation centers, pools, golf, clubs, and more.

What I thought Sun City would be:
An isolated retirement community in the middle of nowhere.

Happy August! ☀️ It’s been a busy summer.

I’ve helped a family member purchase and move into a semi-independent condo here in Sun City, AZ as we prepare for his next surgery.

I turned over my furnished Sun City rental from one wonderful long-term tenant to another—and made new friends along the way.

We also sold our recent Sun City renovation project after navigating a complicated triple-contingency transaction. Whew!

At the same time, we’re liquidating two personal investment properties—one in Mexico and one in New Mexico—along with the storage units, while looking for opportunities closer to home and simplifying our investments.

Most importantly, I’m making space to enjoy friends and family. The past two years have held a lot of change, including close family member health scares, job loss and moving, but I’m finally coming up for air with a clearer focus on what matters most—and how I want to serve others.

Here’s to a calmer, meaningful August and whatever the next chapter brings.

This is what a $20,000 plumbing repair looks like… 👀

This 1971 Sun City, AZ home required multiple 3–4’ excavations INSIDE the home, trenching outside, new plumbing, and flooring replacement due to failed cast iron sewer lines throughout the property.

And with a split floorplan (plumbing on both ends of the home,) this full sewer line replacement was extensive.

It’s exactly why I recommend a full sewer scope inspection during the inspection period—especially in older homes.

A $200 sewer scope could save you $20,000… or at least give you the opportunity to negotiate before closing.
