If you’re local, you already know… it’s coming. 👀

The bridge project that’s going to temporarily put us down to ONE bridge connecting Wisconsin and Minnesota is something we’re all going to have to navigate.
And if you’re buying or selling, this is a conversation you need to be having.

Especially if you:
🚗 Cross the bridge every day for work
🏡 Are looking at homes on either side of the bridge
👨‍👩‍👧 Have kids, family, or activities that require frequent travel across the bridge
⏰ Need to be somewhere at a specific time every day

Commute times, route changes, traffic, and overall convenience are all things worth considering when you’re deciding where you want to live.

This is one of those things where local knowledge matters. If you’re thinking about buying or selling, let’s talk about how the bridge project could factor into your real estate plans. 👇

Final walkthrough last night for a closing happening today!

Brief explanation & education if you feel like listening to me talk 🤪

🏠 RADON 101

What is radon?
* Naturally occurring radioactive gas from the soil.
* You can’t see, smell, or taste it.
* It can enter a home through cracks and openings in the foundation.

Why test?
* You can’t know the level without testing.
* Radon levels can vary from home to home.

What if it’s high?
* Don’t panic! Radon can be mitigated.
* A mitigation system pulls radon from beneath the home and vents it outside.

The simple version:
🔎 Test it → Know your number → If it’s high, mitigate it.

Spent some time in the office today because
• accepted offer for some buyer clients after resubmitting an offer yesterday 🤩🥳
• finalizing some listing paperwork for a new listing coming on the market in the next day or two (little over 5 acres, under $200k 😯)
• getting some ideas together for 2 listing photo/video shoots tomorrow!

🏡🔑 CONGRATS, KENZIE & JACOB! 🔑🏡

Officially closed on their new home as first time home buyers!
They had their eyes on this beautiful home.
We made it happen after a couple counter offers back and forth. AND negotiated seller-paid closing costs 🤩🤑
Kenzie & Jacob, thank you for trusting me to help you through such a BIG milestone. I’m so excited for you both and can’t wait to see what you make of this place!

Y’all see the headlines. Interest rates aren’t great. Buyers are hesitant and they’re picky, which they can be, the market has shifted. Buying your first home can feel overwhelming, but having the right strategy, knowing numbers YOU’RE comfortable at for a monthly payment, and looking at your loan options is a necessity.

Two really amazing families I had to part ways with this week… and THIS is the part of my job I dislike the most. ☹️

Auge Family — Arial, Casey & the kids 🏡
Arial and Casey trusted me to sell their very first home in Floodwood, MN — not necessarily my typical area of expertise, but I’m never one to shy away from a challenge 🤪We priced it right, stayed patient, trusted the process, and ultimately accepted a great offer. Now they get to close that chapter and officially step into their dream home. 🥹

Heinen Family — 31 YEARS of memories. 🏡
This one hits a little differently. They said goodbye to the home where they started their family, stayed connected to their community, raised their kids, and made countless memories over the last 31 YEARS.
But what’s next is pretty exciting… retirement, lake life, and living the grandma & grandpa life! ❤️🌊

It’s never easy saying goodbye to good people, but I’m incredibly thankful I got to be a small part of both of these chapters ending and two brand-new ones beginning.

This is why I love what I do. I get invited into some of the biggest transitions in people’s lives — and I’ll never take that trust for granted.

Thank you both for trusting me. It was an absolute honor. ❤️

I’m a pretty emotionally invested person, so when I’m able to help people I know, it means a lot.
I’m always so grateful to be someone they can lean on, support them through the hard stuff, and celebrate the good stuff right alongside them 🤞🏼🙌🏼❣️
