Before you spend anything getting your Northeast Atlanta Suburbs home ready to sell, read this.

The instinct to make upgrades before listing makes sense, but it may not pay off the way you think it will.

Buyers in our market have more choices now with increased inventory, so they are favoring homes that don’t require a lot of work or are “move in ready.” Does that mean they expect brand new kitchens and bathrooms, though? No. Buyers touring your home are already picturing how they’d make it their own.

The projects you invest in may not line up with what they actually want and you cannot expect a dollar for dollar return on renovation investments.

👉 But there’s good news: The updates that move the needle most aren’t the big ones.

They’re the ones that make a buyer feel like the home has been well cared for (and those don’t require a major budget).

Before I list any home, we’ll walk your space and discuss what upgrades and repairs will net you the most at closing. How do I know? I represent buyers and sellers and actually specialize in helping folks who are selling their home for the first time navigate buying and selling at the same time. I spend a lot of time touring homes in our market and I have real time data from hosting open houses and getting feedback on my listings as well as hearing my buyer’s feedback and thoughts on the homes we see together.
