Literally my face when people call and ask so you a private landlord. Let me help yall out....
Stop contacting "PRIVATE LANDLORDS" as if we are not in business just like other landlords.
✔Yes, you have to complete an application and pay a NONREFUNDABLE fee
✔Yes, we require a deposit 💰
✔Yes, we will verify your income, your references and your prior rental history
✔Yes, we check credit
✔Yes we want our full rent at the first of the month, not monthly payments.

Some of y'all have no understanding, Private landlords are small business owners. Most people who are private landlords use that income for their retirement or to supplement their monthly income and have made sacrifices to be a landlord... If you find a landlord that does non of the above you can probably expect:

❌ The property not to be maintained
❌ Repairs won't be done timely, if at all
❌ The property needs WORK
❌ Your calls won't be returned if you have an issue
❌ Poor reference when you want to move bc they won't fix nothing

BUYER BEWARE....Sellers are not REQUIRED to pay any of your closing costs! In fact, in this market many sellers are not paying ANY of your closing costs.

Stop having that entitlement attitude like them people (sellers) OWE you (buyers) that.

This is Major!

If student loan debt has kept you from buying - this Change may help you get the 🔑 to your New Home!

In a nutshell, lenders can now calculate your actual payment which many times is lower than the previous rule of 1% of your loan payment.

Let's use some numbers: Consider you have $60,000 in student loan debt -

OLD Rule: Lender had to use 1% which is $600 debt added to your budget per month.

NEW Rule: If you pay $181 per month, that is what the lender will use. Better yet, if you have a payment plan for $50...lender uses the $50 payment
