Waiting for lower mortgage rates could still cost you more 👀

A lower rate doesn’t automatically mean a lower cost of buying.

Here’s the part buyers sometimes miss:

If mortgage rates fall, more buyers may come back into the market.

More demand can mean:

🏡More competition
💰Higher home prices
🤝Less negotiating power
📉Fewer seller concessions

That’s why I wouldn’t make your entire home-buying decision based on waiting for a specific interest rate.

In the example in this reel:

NOW:
$500,000 home
7.25% rate

LATER:
$600,000 home
5.99% rate

Even with the lower rate, the principal + interest payment on the more expensive home is higher.

And there’s another difference: you can potentially refinance a mortgage later if rates improve.

You can’t go back and buy the house at yesterday’s price

That doesn’t mean you should rush to buy. It means the better question is:

Tampa is getting some good additions, and I already have a few on my list. 👀

These new restaurants, stores and hotels are expected to open in Tampa in 2026–2027.

I was born and raised in South Tampa, and I still get excited when something new comes here. Matilde is definitely one I want to try.

If I were to buy this Tampa waterfront home… 👀
