🏡 The home price isn’t the whole story.

One of the biggest mistakes buyers make is looking at the listing price and assuming they know what their monthly payment will be.

Your actual monthly housing cost can include:
• Mortgage principal + interest
• Property taxes
• Homeowners insurance
• HOA fees
• Flood insurance, depending on the property

And in Tampa Bay, insurance and flood zones are especially important to understand before you fall in love with a home. 🌴

Before you start touring homes, know your comfortable monthly payment, not just your maximum purchase price.

Moved to Tampa and had zero idea where to even start looking? Same. I didn’t either — 10 years ago I landed here from Chicago with a map and no clue.

That’s basically why this list exists. Every one of these 6 neighborhoods gets recommended to buyers for a different reason — walkability, schools, new construction, historic charm — and most people don’t find out which reason actually matters to them until after they’ve toured the wrong 12 houses.

A few things I didn’t put on the slides:

→ The biggest mistake relocation buyers make isn’t picking the “wrong” neighborhood — it’s not knowing these areas have completely different price-per-square-foot logic. A new build in Odessa and a 1926 bungalow in Seminole Heights aren’t competing for the same buyer, even at the same price point.

→ “Walkable” and “family-friendly” are almost never the same neighborhood in Tampa Bay. Pick one as your non-negotiable first.

→ If you’re relocating sight-unseen, the commute math changes more than people expect once 275 traffic is real life and not a Google Maps estimate.

Save this before you start touring — it’ll save you a few wrong turns.
