Hurricane season started yesterday and I wanted to share a few simple things worth doing this week, nothing overwhelming, just good to have checked off.

✅ Check your insurance policy. Know your wind coverage, flood coverage, and deductibles. A quick call to your agent is worth it if anything is unclear.
✅ Put together a basic emergency kit. Water, food, flashlights, batteries, phone chargers, and any medications you need. Keep it somewhere easy to find.
✅ Test your generator if you have one. Check the fuel and oil while things are calm.
✅ Look up your evacuation zone. HillsboroughCounty.org and PascoCounty.net both have easy lookup tools. Takes two minutes.

That's really it. A little prep now means a lot less stress later.

If you've served in the military, you have a home loan benefit waiting for you.

And here's the thing, most veterans don't know what it actually covers.

Let me break it down simply.

𝟭. You might not need a down payment at all.
Most people think they need to save $10,000 or more before they can buy. With a VA loan, that upfront cost may not be required. That's years of saving you might be able to skip.

𝟮. Your closing costs could be lower.
Closing costs are the fees you pay on the day you finalize your home purchase. With a VA loan, there are limits on what you can be charged. More money stays in your pocket.
𝟯. No monthly PMI.
PMI is an extra fee most buyers pay every month if they put less than 20% down. With a VA loan, you typically don't pay it at all. That's up to $300 a month back in your budget.

𝟰. Your military housing allowance counts.
If you receive BAH or BAS, those can count toward your income when you apply. You might qualify for more than you thought.
You earned this benefit. It's been around for over 80 years. Don't leave it on the table.
