Labor Day didn't start as a day off. It started as a day people took.

September 5, 1882, New York City. Workers walked off the job and marched, giving up a day's pay, because nobody was going to hand them the day. Congress didn't make it federal until 1894 — twelve years later.

What they wanted sounds modest now. A shorter day. One day of rest. Kids out of factories. Wages you could plan a life around.

I drive this county at odd hours, so I see who carries it now. The 5 a.m. shift change. Nurses coming off nights. Teachers in the building on a Saturday. Road crews in August. Soldiers, and the spouses holding it all together at home.

If you're off today, somebody marched for it. If you're working today, thank you.

Last week I told you more than a third of Bell County homes for sale had a price cut in July. Here's the part that doesn't fit with it.

There are about nine percent fewer homes on the market than a year ago. Prices usually soften when listings pile up, not when they shrink. We're getting both at once.

As of July 31: Temple around $248,000, down 3%. Belton $316,000, down 2.1%. Killeen $220,000, down 1.1%. Harker Heights is the only town in the county that's actually up — plus 0.9%, and under contract in 31 days.

Meanwhile the county grew 8.5% since 2020 and Temple picked up $140 million in new manufacturing this spring.

What's holding prices down isn't demand. It's 6.71% on a 30-year fixed, and a market that buys on the monthly payment.

Town by town, and what I'd tell you differently depending on whether you're buying or selling:

More than a third of the homes for sale in Bell County had their price cut in July.

That is 690 price reductions out of 1,923 active listings (Realtor.com data via FRED, July 2026).

A price cut is almost never a market problem. It is a first-price problem. The first two weeks are the busiest a listing will ever be, and if the number is $20,000 high, those weeks go to somebody else's house in Temple or Belton. By the time the price comes down, the listing is sitting past 40 days and buyers assume something is wrong with it.

I do valuations by hand — real comparable sales, written up, including the times I tell someone to wait.
