A little real estate reality…

Seller: “Is my house worth $180,000?”

Agent: “Based on recent sales, no. You paid $125,000 two years ago and have added appliances and a small shed. The market doesn’t support $180,000, but we can try. If we don’t get activity, we’ll likely need a price adjustment.”

Seller: “I want $180,000.”

Agent: “Understood. We’ll give it our best effort.”

Two months later…

Seller: “I told you I’m not reducing the price, and I don’t want to sit on this house for six months. I want to cancel my listing.”

Agent: “I’m sorry it hasn’t worked out the way you hoped. I’ll be happy to terminate the agreement. Per the contract, there is a $150 administrative office fee.”

Seller: No response.

A few days later…

The agent’s sign mysteriously disappears.

The lesson?

Real estate agents do not determine market value. Buyers do.
