Ever wonder why your property tax rate is what it is? A lot of it comes down to the MUD.

MUD stands for municipal utility district, and it's basically how most subdivisions get their water.

And if you're looking at a brand new development, the MUD is probably brand new too, and that usually means a higher rate.

But if you're in an older neighborhood where the MUD's been around for decades, that rate has likely dropped over time as it gets paid off.

So before you fall in love with a listing, ask about the MUD. It might change your monthly payment more than you'd think.

Did you know that The Woodlands is the only township in the whole state of Texas?

That means no City Hall, or HOA, but we do have a Township Board and deed restrictions.

And those restrictions cover more than you'd think. Paint colors, landscaping, specific fence designs, you can't park an RV or boat in your driveway long term, and no garage sales, yard sales, or estate sales allowed.

But in exchange, the township gives you a tax write off you won't find in a typical HOA neighborhood.
