Real Estate 101: Assumable Mortgages

An assumable mortgage can be a win for both buyers and sellers.

For a buyer, it may create an opportunity to take over a seller’s existing loan and interest rate instead of starting from scratch with a new mortgage.

For a seller, a low-rate assumable loan could be an extra selling point that helps your home stand out.

There are still important details to work through — the buyer has to qualify, the loan has to allow assumption, and any gap between the loan balance and purchase price still has to be covered.

But in the right situation, it can be worth looking into.

And honestly, there isn’t one answer that works for everyone.

A new build might make sense if you want newer systems, fewer immediate projects, and some say in the finishes.

A resale home might make more sense if you want an established yard, a quicker move, or a location that works better for your day-to-day life.
