A withdrawn listing is not a comp.

I keep watching waterfront and luxury properties come off the market around Pinellas, and a lot of them are not selling. They are being withdrawn.

Behind the building, a path leads back to the community's canal frontage. Picnic tables, a boardwalk into the mangroves, a small dock. This is not a marina. It is a shaded place to eat lunch and watch the water move, and at this price that is a rarer thing than it sounds.

For a year and a half, the story has been too many homes for sale. In July, it went the other way.

Single-family listings across Pinellas are down 23 percent from a year ago, supply is sitting at 3.5 months, and prices did what prices do when there is less to choose from. The median hit $469,000, up 7.8 percent, the strongest year-over-year gain we have seen in 2026.

Condos are a different animal. Still more inventory, still slower at 107 days, but 578 of them closed in July, up 28 percent from a year ago. Buyers are back in that segment too. They are just paying close attention to price.
