A $100M water pipeline is about to reshape northwest Tucson — and almost nobody is talking about it.
This summer, the Northwest Recharge, Recovery, and Delivery System (NWRRDS) is being commissioned across Marana, Oro Valley, and the Metro Water District.
It recovers Colorado River water banked underground in the Avra Valley and delivers it to 115,000+ customers through a 13-mile transmission main.

Thousands of people drive past DeGrazia Gallery in the Sun every week without knowing it’s there. 🌵 Hidden in the Catalina Foothills, this 10-acre adobe compound was built by hand in the 1950s by artist Ted DeGrazia.

It’s one of the strangest and most personal museums in the Southwest, featuring roughly 15,000 original works and an open-air chapel that stays cool even on a triple-digit afternoon. ☀️

Downtown Marana is officially happening.

The Town Council has approved a 75-year lease for a massive 60-acre, car-free, walkable entertainment and retail district inspired by Mule Alley at the Fort Worth Stockyards.

Phase 1 (19-20 acres) is targeted to break ground this summer/fall, bringing a new restaurant, brewery, and spa to the area by Spring 2027.

What does this mean for the local real estate market? This is Marana’s first substantial commercial site designed for walking rather than driving — adding a massive lifestyle amenity for residents and shifting the calculus for buyers comparing Marana to Oro Valley or Central Tucson.

🏡 Tucson Housing Market Update – Fall 2025 🌵

Here’s the quick snapshot of what’s happening right now:

📈 Prices: Holding steady. The median home price in Tucson is around $324K–$354K, up slightly from last year.

🏠 Inventory: More homes are hitting the market! Active listings are up compared to 2024, giving buyers more choices and a little breathing room.

⏳ Days on Market: Homes are taking longer to sell — about 60–70 days on average — with fewer bidding wars than we’ve seen in the last couple years.

💰 Price Drops: About a quarter of listings are seeing price reductions as sellers adjust to the new pace of the market.

👥 What It Means:
• Buyers: You’ve got more leverage and better selection than we’ve seen in a while.
• Sellers: Homes that show well and are priced right still sell — but patience pays off.

Tucson remains one of Arizona’s most stable and affordable housing markets heading into the end of 2025. 🌄
