There are roughly 3 million licensed Realtors in the U.S. & over 6,500 here in the Tucson area. But I am the ONE agent here in Tucson who uses this specific marketing strategy. The only one. And I think that's pretty valuable to my clients.

It's not cheap.

The average days on market in Tucson is currently 74 days. This means, if you want to sell your home by June 1st, realistically, you should be listing your home by March 19th. Now, of course, every sale is different.

Some homes will sell in one weekend.

Some will take 74+ days to sell.

But as a real estate agent here in Tucson, I can tell you there’s one thing that will always INCREASE your odds of selling quickly: MARKETING.

I am sure you have heard the saying "out of the red" when someone is talking about trying to get out of debt.

But did you know that, historically, citizens of Scotland and Ireland used to paint the front door of their home red to show they no longer had a mortgage?

It was a symbol of financial freedom and pride that they no longer owed on their home.

Here in America, about 38% of homes are owned mortgage-free! What an exciting day that is when you know it's "yours" outright.

But once you are ready to paint your door red, it doesn't mean you need to stay there forever, now that it's finally paid off.

We've seen many folks who have raised their families in their home for many years here in Tucson, own it outright, but realize that moving into a single-level home or downsizing would allow them to stay living independently much longer, giving them the freedom of the main floor laundry, more accessible bathrooms, fewer steps, and maybe the attached garage they always dreamed of!

One of my favorite recent moments as a Realtor didn’t come from a flashy lead or a big ad campaign; it came from simply doing what I always promise my clients I’ll do: showing up.

These sellers had seen that I sold another home in their neighborhood and decided it was time to make a move. They called seven different Realtors. Out of all of them, I was the only one who consistently stayed in touch, followed up, and returned their calls. That alone told them something, and eventually, it told me something too: relationships still matter.

When we finally met, I didn’t just bring a price. I brought a plan. Based on their thoughtful improvements, the views their home offered, and a strategic marketing approach, I recommended listing $40,000 above the most recent sales in the area. It wasn’t a guess—it was a strategy rooted in preparation and confidence.

The result? We received three offers, went under contract with a strong backup offer, and closed, fittingly on Christmas Eve.

But the moment that truly stayed with me came after closing. My sellers looked at me and said, “I wish I had more homes to sell, because this is the best experience we’ve ever had.”

They didn’t just leave a glowing review; they surprised me with the most beautiful crystal bowls, a gesture that meant more to me than they probably realized. Their trust in me and in the listing plan didn’t just lead to a successful sale; it helped them secure the proceeds they needed to take one step closer to their dream beach vacation home on the East Coast.

Looking for a real estate agent? The truth is that most people already know a real estate agent. In fact, most people already know several real estate agents. Crazy, right?

Pretty much everyone has a family friend (or someone they know from church or school) who is a real estate agent. But that doesn't mean you should hire them. The funny thing about real estate is that while thousands of people here in Tucson technically have a real estate license, very few do it as full-time professionals.

And, obviously, there's a HUGE difference in the service you get from a part-timer who "dabbles" and maybe sells a few homes a year... versus a professional agent who has invested their entire career into becoming a real estate expert.

I am proud to say I'm a full-time professional. Selling homes is my passion. It's not just a hobby.
