I just spent the last hour going through Barbara Corcoran's recent interviews about winter house hunting - and here's what she's missing about the California market.

Barbara's main advice:
"Everybody is out in the spring and summer, so you should be shopping in the winter. That's always where the best deals are."

Her logic works for larger metropolitan areas.

But here's what she can't tell you from my local experience.

In Tulare County, winter is my busiest season every year. The competition isn't lower, it's actually higher than Spring.

When I tell new agents this, they look at me like I'm crazy. "Really?? Everyone says winter is the slowest!"

But my transaction numbers have been the highest in winter for the last 5 years. That doesn't mean you can't get a good deal, it's actually a great time to buy because there are more houses on the market and you get to see your new home at its "worst" when it's cold and drab.

Here's what Barbara's missing about our local market:

1. California winters aren't harsh
We're not fighting snow or ice. We're touring homes in 60-degree weather with sunshine by noon.

2. Agricultural economy timing
Harvest profits hit in fall. By winter, ag families have budget clarity and liquidity.

3. The "rules" don't apply here
National real estate trends can be based off large cities, East coast weather. Different climate, different economy, different buyer behavior.

Barbara's advice is solid for NY, but not the Central Valley. We're pros at the winter market.

The bigger lesson:

Stop letting national experts dictate your local life.
