We bought a house with a detached garage.

Now it’s the Arsenal Oasis.🏡

Full kitchen. In-unit laundry. Private bedroom. And a hot tub tucked in the back. All on one lot in Indianapolis.

Bought it distressed, rehabbed it, and now the ADU runs as a STR while the main house runs on Furnished Finder as a MTR.

Two income streams. One property. W-2 job still intact. 😅

Now let’s figure out how many doors it actually takes to hit it.

Quick reality check first — forget $1,000 a door. That’s highlight reel math. Most solid deals land somewhere between $200–$500 per door depending on your market, your expenses, and how you run your numbers.

Here’s the simple part: just divide it.
Freedom number $5,000 ÷ $400/door = 12-13 rentals.

Not 50. Not 100. 12-13.

This rule will save you from making a bad deal.

Most investors don’t lose money because they don’t know enough…

They lose money because they move too fast.

They see other people closing deals.
They feel pressure.
They rush.

And that’s when mistakes happen.

The stability rule is simple:

Don’t scale because you’re excited.
Scale because your last deal is boring.
