Sometimes you have to stop analyzing the next deal.

No rehab.
No tenants.
No numbers.
No “what if we bought this one?” 😂

Just a couple of investors trying to turn their brains off for a few hours and enjoy an Indiana Fever game.

We even got to catch Caitlin Clark and Sophie Cunningham doing their thing.

Real estate can consume you if you let it.

We’re building the portfolio for a reason — sometimes you have to actually stop and enjoy the life you’re building.

The dogs are finally out.

We got someone to come back and remove them, and then Drew and Justin could finally get inside the property and see what they were dealing with.

Thankfully, this one wasn’t nearly as bad as some of the others.

But this is the side of being a landlord people don’t always see.

Sometimes it’s not some huge disaster.

Sometimes it’s just solving one strange problem after another and keeping the deal moving.

The tenants were gone.

The animals? Not so much. 😂

Drew and Justin pulled up to the property expecting it to be vacant, looked through the window, and met Cyrus.

A VERY large Cyrus.

Then Drew had the nerve to ask Justin if he wanted to take him home. 😂

So this tenant was evicted from another property of ours for failure to pay rent for several months. A judge order was rendered and the former residents had to be out by today.

This is what happened when Drew pulled up to the property to inspect the house. Sitting outside on the porch, the former residents were begging Drew to allow them to stay one more day. At that point he had a decision to make.

Real Estate may look simple, and by all intents and purposes, it is. But moments like these is often the reality of the business that actually affect people and their lives.

PART 8: We finally got the house back.

After everything that happened over the last few days, the occupants agreed to $1,200 cash for keys.

The final handoff still had a little chaos of its own…but two payments and one signed agreement later, possession was officially back in our hands.

Definitely not how we expected this trip to go. At the end of the day these are still people trying to figure out what comes next. We wanted to handle the situation with some grace, as frustrating as it was at times.

This chapter is closed.

Now comes the fun part—turning this place into what we knew it could become. This is what we love to do.

PART 7: The “occupants” called back to renegotiate.

They came with some wild requests; more money- first month’s rent and a deposit.

Then we flipped the script on them.

Will they take the deal or not?

PART 6: We finally put the options on the table.

After buying a property that was supposed to be vacant, we walked up to the occupant and explained the two possible paths forward:

Option 1: We begin the formal eviction process.

Option 2: We agree on cash for keys—they leaves the property voluntarily, return possession, and receive the agreed payment.

Now they have a decision to make.

And just when it looks like the story is about to end…

It doesn’t. Stay Tuned.

PART 5: Time to change the strategy.

We came from out of state expecting a vacant property, then found someone still inside.

So over brunch, we started putting together a new plan.

Next stop: CVS to print the paperwork, grab pens and tape, and get ready for the conversation we knew we had to have.
