Closed on a new acquisition in Nipomo as part of a 1031 exchange strategy.

Also, we get questions a bit about performing a tax deferred exchange and if you can personally use it?

This is what the IRS states:

For a vacation rental acquired in a 1031 exchange, the commonly relied-on IRS “safe harbor” for mixed personal and rental use lets you use it personally up to the greater of 14 days per year or 10% of the days it is rented at fair market value each year, for at least the first two 12‑month periods after the exchange. Of course, refer to your CPA and check IRS coding for exact verbiage.

Based on City of Tulare planning documents and feasibility studies, the concept envisions a mixed-use regional destination that could include retail, dining, hotels, entertainment venues, and potential sports or recreation facilities.

The goal of the project is to create a regional draw, bringing in visitors from across the Central Valley rather than serving only local demand. This type of development is typically designed to generate consistent traffic through tourism, events, and destination-style amenities.

📊 From a planning standpoint, the project is currently in the feasibility and developer solicitation phase. The City is actively working toward identifying a master developer to move the concept into design and entitlement stages. No construction timeline has been finalized, and the project is expected to unfold over multiple years.
