🏡 Found a home you love? Before making an offer, take a step back and ask:

1️⃣ Does the price make sense compared with similar homes?
2️⃣ Does the home fit your budget beyond the mortgage payment?
3️⃣ Are there any concerns or contract terms you need to understand?

It's easy to get caught up in the excitement of finding the one, but a little preparation can help you make a more confident decision.

What's the biggest question you'd have before making an offer?

🏡 REAL ESTATE NEWS YOU CAN USE

Is it a buyer's market or a seller's market? The answer depends on where you're looking!

National housing reports can give us a big-picture view, but real estate is local. Inventory, pricing, and buyer demand can look very different from one city or price range to another.

If you're thinking about buying or selling, here are three things worth understanding:

📊 How many homes are available?
💰 Are homes selling close to asking price?
⏱️ How long are homes taking to sell?

Understanding these numbers can help you make more informed decisions than relying on headlines alone.

What would you most like to know about today's real estate market?

🤝 When negotiating a home sale, the highest offer isn't always the whole story.

The purchase price matters, but there are other details that can affect how appealing an offer is to a seller—and how well it fits a buyer's needs.

Depending on the transaction, those details may include:

📅 The proposed closing date
💰 Financing terms
🔎 Inspection provisions
🏡 Requested seller concessions
📦 The seller's preferred timeline for moving

For sellers, the strongest offer is one that balances price, terms, and the likelihood of closing.

For buyers, understanding the full offer can help you negotiate thoughtfully instead of focusing on one number.

Question for buyers and sellers: What would matter most to you—price, timing, or fewer complications?

🔑 UNDER CONTRACT ≠ SOLD

When a home goes under contract, it doesn't necessarily mean the transaction will make it to closing.

A deal can fall through for several reasons, including financing problems, inspection concerns, appraisal issues, or a buyer's inability to meet the contract requirements.

That's one reason the steps between an accepted offer and closing matter so much.

What should buyers and sellers remember?

🏡 Buyers should understand their contract deadlines and financing requirements.
📝 Sellers should know what the contract requires and what happens if a buyer can't move forward.
🤝 Both parties should stay in communication with their real estate professionals.

And if a home comes back on the market, don't automatically assume something is wrong. Ask questions and find out what happened.

Before you start scrolling through listings, make two lists.

NEEDS:
The things your next home truly has to have.

WANTS:
The things you'd love to have—but could live without.

This simple exercise can make your search much easier and help you recognize a great home even when it doesn't have every feature on your wish list.

What's one thing that would be on your non-negotiable list? 👇

When you’re figuring out what you can comfortably afford, the purchase price is only part of the picture. Remember to consider things like property taxes, homeowners insurance, HOA fees, and your overall monthly budget.

A good Realtor and lender can help you look at the whole picture—not just the number on the listing.

A home can look perfect and still have issues you can't see during a showing.

That's why a professional home inspection can be such an important part of the buying process. It can help identify potential concerns and give you a better understanding of the property you're considering.

Pretty countertops are great. Knowing what's behind the walls is even better.
