Buyer Under Contract! 🎉

Not every offer gets accepted when it's presented. Sometimes Buyers and Sellers spend a few days negotiating before they reach an agreement (if they do!). During that negotiation time, the home is still being marketed and the Seller may still entertain other offers.

It's so important to understand the bigger picture. Saving a thousand dollars can feel like a win, but if another Buyer comes along with stronger terms while negotiations continue, it could cost you the keys to the house altogether.

This transaction also happens to involve a for sale by owner Seller. Some agents shy away from those situations. I see them differently.

Every transaction is an opportunity to educate, communicate clearly, stay organized, and help everyone navigate the process from contract to closing.

Whether someone hires me today or simply remembers the level of service they experienced years from now, that's a relationship worth building.

🏡 Closed! A One of a Kind Seller Success Story

Some homes sell in a weekend. Others take a little longer.

This incredible multigenerational luxury farmhouse estate was one of those truly unique properties that needed a very specific Buyer.

Around here, we don't just sit back and wait for a Buyer to walk through the door!

I ran targeted advertising, hosted a Brokers Open for local Agents (oh boy was the food delish!), walked potential Buyers through an Open House, and marketed the property to my Realtor partners across multiple states (Oklahoma is #9 in net migration!!). This one was a marathon, not a sprint.

The Sellers were fantastic. They went above and beyond to prepare the home before photos, and they were always responsive to showing requests, which is no small feat when a truly multigenerational household has to step out every time someone wants to see the property! They definitely earned a gold star during those 293 days on the market.

That's what it takes to sell every property: teamwork.

Sometimes a longer time on the market isn't about price or condition. It's about finding the person whose lifestyle, vision, and timing perfectly match the one of a kind property.

There's a Buyer for every home, but sometimes the right Buyer does take a little longer to find. In this case, it took 293 days.

Closed in Owasso, and this one came together beautifully. 🏡

A lot of people assume Buyers have to take whatever terms are on the table from a Seller. That's simply not the case. Most of my Buyer contracts include some amount of Seller concessions. Home warranties are slowly making a comeback. Sellers making home repairs after inspections never went away. Is it possible to get them all in your purchase? Yep, it sure is!!

Real Estate isn't always about finding the perfect house... Sometimes it's about creating the right deal.
