Market Tip of the Week:

Today's buyers want a comfortable monthly payment, a price that matches the property's condition, financing and negotiation options, and confidence that they are making a smart decision.

Sellers want to protect their equity, attract a qualified buyer, create clean terms and avoid giving everything away simply to get a property sold.

The interesting part is that this psychology is not new.

In both September 2025 and August 2026, homes selling without a price reduction took a median of only 10 days. Homes requiring a price reduction took 83 days.

Seller concessions were also common, appearing in 40.5% of September 2025 sales and 41.7% of August 2026 sales.

That does not mean every seller must reduce the price or agree to every buyer request. It means we need to identify the real obstacle.

Is it the purchase price?

Is it the monthly payment?

Is it the cash required at closing?

Is it the property's condition?

The best strategy solves the actual problem. Sometimes that may involve pricing. Sometimes it may involve closing costs, repairs, a rate buydown or a different loan program.

Buyers and sellers do not have to work against one another. With the right information and strategy, we can create terms that protect the seller's equity while helping the buyer move forward confidently.

Market Tip of the Week:

There are currently more than 5,000 active residential and land properties across Greater Tulsa.

At the same time, 1,474 properties went pending from September 1 through September 27.

That is the real story.

Buyers have more choices, but they are still making decisions and moving forward. Sellers still have opportunities, but pricing, condition and positioning matter.

The August numbers provide even more perspective. Greater Tulsa ended the month with 3.4 months of single family housing supply, which remains below what is generally considered a balanced market. Additionally, 41.7% of August closed sales included seller paid concessions or assistance with buyer closing costs.

Mortgage rates moved above 7% nationally last week. That affects purchasing power and monthly payments, but today's rate is not necessarily a forever rate. If rates decline in the future, refinancing may become an option when it makes financial sense. Buyers should still be comfortable with the payment they accept today.

Now more than ever, buyers should also explore the different loan programs available for different financial situations and homeownership goals. Do not assume a traditional loan is your only option. Ask your favorite REALTOR what programs may be worth exploring and which trusted lender can help you understand your eligibility, payment and available assistance.

People continue to relocate, change jobs, grow their families, downsize, inherit property and experience the life events that create real estate decisions.

The market is not stopped. It simply requires strategy.
