A calm weekday morning can make almost any cove look peaceful.

But what happens on a busy summer Saturday—or after several inches of East Texas rain?

Wake exposure, floating debris, water depth, noise, dock movement, and shoreline wear can look completely different under those conditions.

When a buyer is seriously considering a waterfront home, one showing is rarely enough. I recommend seeing the property under different conditions, reviewing its position within the lake, and asking neighboring owners how the cove changes throughout the year.

The view matters.

But how the waterfront actually functions matters just as much.
