If you’re looking in the Memorial Villages, what you see on the MLS isn’t always the whole picture.

100% of my sales in the Villages this year have happened off the public market for my buyers. In fact, those sales alone represent more than a third of my total sales volume so far this year.

The Villages are such a nuanced market. Of course, not every home we find for our buyers is off the MLS. There are many wonderful opportunities on the public market, too. But having the ability to look beyond the MLS opens up an entirely different set of possibilities for buyers, and that can make all the difference.

Sometimes we find the right home within a couple of weeks. Sometimes, finding the right home takes time. We stay in touch with homeowners, lean on my network of agents, and proactively seek out opportunities that may not be on the market yet.

Timing is everything. Relationships are everything. That’s why who you work with matters.

Let’s set the scene. You walk into a gorgeous room with white oak paneling that almost feels like a library, beautifully curated bookshelves, gorgeous custom curtains, and a sage green mahjong table tucked over by the window. It’s the perfect place to have the girls over for Sancerre and mahjong for your weekly Tile Tuesday.

And lately, I’m seeing buyers make room for exactly this. Formality is making its way back into the home, but in a way that feels much more livable. Think a mahjong room, a parlour, or an intimate formal living room designed for cards, conversation, cocktails, or dinner with friends.

I love the idea of a home having space for both: the everyday family living areas and a beautifully curated room that feels like a little retreat.
