The Charleston-area housing market remains active and healthy—but buyers are becoming more selective.

Across Charleston, Berkeley, and Dorchester counties in July:

📈 4,939 active listings — up 4.6%
📈 2,164 new listings — up 5%
📈 1,448 pending sales — up 6.5%
🏠 1,588 closed sales — virtually unchanged

The bottom line: Buyers have more choices and negotiating power, but well-priced homes are still selling. This is a balanced market where preparation, pricing, and strategy matter.

BUYERS: YOU HAVE MORE LEVERAGE THAN YOU THINK 🏡

Charleston-area inventory increased to nearly 5,000 available homes in July, giving buyers more choices and greater negotiating power than they had during the pandemic-era market.

The best opportunities may include:

✅ Homes that have been listed longer than average
✅ Properties with price reductions
✅ Vacant or relocation-driven listings
✅ Homes needing cosmetic improvements
✅ Resale homes competing against new construction
✅ Sellers willing to help with closing costs or a rate buydown

This does not mean every seller will accept a low offer. It means we can study the property, understand the seller’s position, and build an offer around the terms that matter most.

I’m truly humbled and grateful to be featured in South Carolina Voyager and to have the opportunity to share my story.

Looking back, I never imagined that a kid from Upstate New York would spend 22 years serving in the Air Force, retire as a First Sergeant, and then find a new mission helping families achieve their dreams of homeownership here in Charleston.

This article isn’t really about me—it’s about the incredible people who have supported me along the way. My wife Elise, my family, friends, mentors, fellow veterans, and the amazing clients who trust me to guide them through some of life’s biggest decisions. You have all played a part in this journey.

Real estate has given me the opportunity to continue serving others, and that is something I never take for granted. Whether you're military, a veteran, relocating to the area, buying your first home, or simply looking for honest advice, I’m grateful for the chance to help.
