I almost cried watching my daughter preach her first sermon yesterday. Not from surprise. From beauty.

Carys is 16. She has always been articulate, but she has been growing in knowledge, wisdom, and insight in a way that stops me sometimes.

Standing on that stage in front of more than 200 people, she wasn't just communicating. God was teaching through her, and I was one of the students.

She preached on peace. Not the absence of conflict, but the internal freedom from disturbance that comes from trusting God. Three enemies of that peace: fear, shame, and strife.

Her words were for me as much as anyone in that room.

Proud is too small a word. It was more like wonder.

Sometimes getting a deal across the finish line means grabbing a drill.

The appraiser for one of our listings in Azusa got scheduled sooner than we expected. Our seller couldn't be there to get things ready, so I installed a smoke detector myself.

Not every part of this job looks like the brochure. Sometimes it looks like being hands on and making sure a small missing item doesn't turn into a big delay.

Renting in LA County? The Greenline program provides $35,000 for qualified first-time buyers in Los Angeles County, and it can be combined with 3% CalHFA assistance.

That money can help with down payment, closing costs, or buying down the interest rate.

There are qualifications, including income limits, conventional loan approval, living in LA County, buying in LA County, and bringing in 3% from personal or gift funds.

This will not fit everyone, and funding or guidelines can change, but it is absolutely worth looking into.

Hannah and I are closing on our first fix-and-flip tomorrow, and even after years of walking clients through deals like this one, the fear was real.

It reminded me of a pattern in our story.

We bought our first home at just the right moment in the market, right before I left a salaried job for real estate full-time. Calculated risk. That home went from $200K to $350K.

Then we bought "The Sapphire House," our first investment property, a short-term rental out of state. That one hasn't gone perfectly, but it grew Hannah and me as partners and sharpened our ability to move wisely even when the outcome isn't guaranteed.

This time, mid-escrow, we discovered corroded plumbing, damaged sewer lines, and a blacklisted electrical panel. The margins got tight. I kept coming back to what I tell every client: get clear on what terms actually work for you, then hold that line. Once we knew we were willing to walk away, the fear subsided. We weren't desperate, we were decided.

The seller accepted our proposal. We're closing tomorrow.

Fear isn't a stop sign. It's a signal to pause and consider carefully before moving forward. Bold moves and wise moves aren't opposites. The best ones are both.

On my first day of jury duty with the selection process unfolding, I found myself reflecting. How do I decide who I trust? What are my biases? Can I be impartial?

But what really struck me were the small acts of humanity: strangers scooting over ket others by, passing a microphone, little encouragements and acknowlegements, and especially the judge asking about people’s lives, achievements, and goals.

It highlighted for me how I want to show up for others: offering care, even in formal spaces.

Today, we can make someone's world a little better. Let's ask: How can I offer a bit of unexpected care to a stranger? What can I ask about to make them feel seen?

I’m so proud of Ashlinn’s courage in auditioning for the treble choir at Citrus College, even when she wasn’t sure she’d get in. She work tirelessly to prepare, and got in. She initially felt concerned about being the weakest singer in the group, but being among stronger singers made her a stronger singer and musician.

If you’ve ever felt underqualified, remember: sometimes being the least experienced in the room is where you grow the most. What’s a leap you’ve taken, even when you weren’t sure you were ready? I’d love to hear your story!
