When a property is subject to probate, the timeline is largely controlled by the court, not the seller, buyer, or agents.

📌Even when everything is done correctly and promptly, courts can:

•Take longer than expected to review filings.
•Require additional documentation.
•Impose mandatory waiting or appeal periods.
•Make discretionary decisions that impact approval timing.

While professionals can estimate timelines based on experience and keep the process moving efficiently, probate inherently comes with variables that are outside anyone’s control❗️

Because of that, any timeline should be treated as best-case, never guaranteed.

This is why transparency upfront matters — setting realistic expectations protects everyone involved and avoids misunderstandings later 🏡

Thankful Thursday ✨

Today I’m reflecting on our Key Club trip to Mexico last week, and there are so many reasons I’m grateful. This is a trip I work hard to earn every year, and it wouldn’t be possible without so many amazing people in my life 🙏🏻

I’m thankful for my clients who trust me year after year. I’m thankful for our ownership, my incredible team, and my family—without all of you, none of this would be possible 🥰

Traveling is one of my favorite things, and once a year I get to step back, reflect, and enjoy an all-expenses-paid trip with my significant other, surrounded by the top, hard-working agents and leadership of our brokerage.

Grateful doesn’t even begin to cover it🩷🌴😎t

✨Motivation Monday 💪💖

We only get 18 summers with our children — let that sink in. Time flies, routines take over, and before we know it, those carefree days are just memories.

Reflecting on summer break, I choose to slow down, go full mom mode, and embrace the beauty of “no routine.” Because choosing your hard might mean saying no to the hustle so you can say yes to what really matters.
