The NAR legal settlement forced two massive structural changes in how real estate commissions work, completely shifting the power dynamic:
* No Offers on the MLS: Sellers can no longer post buyer-agent commission offers on the MLS. This stops agents from filtering home searches based on how much money they will make.
* Mandatory Buyer Agreements: Before touring a single home, you must sign a written agreement with your agent. This contract must clearly state exactly how much the agent will be paid (e.g., a flat fee or a specific percentage) and specify that the fee is negotiable.

So yes, there has been a change, but it is simple once you understand why! ✨
