The latest housing numbers are in, and there are some interesting changes:

What stands out?

Inventory is tightening at the same time asking prices and pending activity are declining.

For sellers, pricing and presentation remain critical.

For buyers, there may still be negotiating opportunities, but declining inventory means the best properties can still attract attention.

And remember: Venice-wide statistics don't determine the value of an individual home. Neighborhood, condition, location, amenities, and price range can produce very different results.

Some closings are about more than buying a house. They’re about having a place to look forward to.

David and Christine are from New Jersey and were searching for the right winter home here in Venice. I had the pleasure of showing them homes in Venice Isle, and when we walked through 213 Como Drive, they knew this was the one.

🚨🚨🚨Buying a home in Sarasota County may be more within reach than you think!

Sarasota County has opened a new round of SHIP funding, with $1.7 million available for eligible residents.

For qualified first-time homebuyers, the program may provide up to $75,000 as a forgivable loan that can be used toward:

• Down payment
• Closing costs
• Gap assistance

There is also assistance available for qualifying current homeowners who need necessary repairs or accessibility improvements.

Funding is first-come, first-approved, so this is one of those programs you do not want to hear about six months from now and say, “I wish I had known.”

There are income and eligibility requirements, and buyers must be approved by a first mortgage lender, who applies to the program on their behalf.

If you have been thinking about buying a home in Sarasota County but thought the upfront costs made homeownership out of reach, this may be worth exploring.

📬 Florida Homeowners: Watch Your Mail for Your TRIM Notice

Did you buy a home in 2026? If you bought a home in 2026, especially if you bought a new construction house this is for you!

TRIM Notices are being mailed, and this is one piece of mail homeowners should not overlook.

Your TRIM Notice (Truth in Millage) shows your property's assessed value, exemptions, proposed property taxes, and other important information used in determining your tax bill.

Take a few minutes to review it carefully. If you believe the county's valuation of your property is incorrect, there is a limited window to challenge the assessment. The deadline will be shown on your notice.

And yes, it can be worth questioning.

As a local REALTOR® Since 2004, I have personally seen property valuations adjusted after a homeowner challenged an assessment and provided information supporting a different value.

A few things to check:

🔸️Is the property information accurate?
🔸️Are your exemptions showing correctly?
🔸️Does the assessed value seem reasonable based on your property and current market conditions?
🔸️What is the deadline if you want to question or appeal the valuation?

Remember, a "property tax assessed value" and a "home's current market value" are not necessarily the same thing. If you're unsure whether the value on your TRIM Notice makes sense compared with today's real estate market, I’m happy to help you review recent comparable sales.

Those of us who live here already know what makes this little stretch of paradise so special.

Beautiful Gulf beaches, incredible sunsets, shark tooth hunting, boating, fishing, kayaking, nature preserves and that relaxed coastal lifestyle that still feels like Old Florida.

Travel + Leisure even described Manasota Key as possibly one of the “least talked-about” slices of paradise in Florida.
