Pricing gaps also widened: for new construction, the gap between asking and selling price actually grew to 8.56%, and land saw a 10.7% difference. That tells me buyers in these segments are negotiating harder or finding fewer willing sellers.
On the bright side, pricing strategy is improving overall. The difference between original list price and final asking price narrowed in almost every category, meaning sellers are pricing more realistically from the start. It’s a healthy shift that can lead to faster, smoother transactions.
